SAN ANGELO, Texas — San Angelo's City Council approved a zone change for a new subdivision development near the area of College Hills and Valley View boulevards.
The development will be at least 20 acres. The current zoning district would allow multifamily apartments, whereas the proposed zoning would reduce the allowable density with zero lot line homes, twin homes, or townhomes, all types of single-family housing.
City of San Angelo Planning and Development Services Director Jon James said the city's population has grown over the years and as a result, more housing is needed.
"We've had a consistent slow but steady growth of homes over the years. There is a need for more housing in the city. The city just recently did a housing survey as a study that showed that,” James said.
Included in one of the seven factors of why rezoning was necessary, the increasing sprawl along Knickerbocker Road and Sherwood Way is creating a valley of residential land between to major arterials. The new housing should be developed according to proximity to roadways (among other factors).
The goal of this rezoning and building more homes in San Angelo is to ensure people who come to the city are able to adequately find an affordable place to live.
“While we wish it were easier to get and materials were cheaper, the demand for homes right now is still high allowing contractors to have a market for building those homes so they’re moving forward,” James explained.
Supply chain shortages might play a role in when this project will be completed, contractors are already working towards having most of it done by the end of the year.
